Investment sits with Yeats.

Boxroom, Works and Yeats Edge are operating brands; Yeats Restart is the group's special-situations arm. Conversations about investing in any of them — land, programme, single schemes, debt — happen here, with the team that underwrites the deals.

Programmatic JV

One programme. Drawn site by site.

Our preferred structure is a programme agreement: a committed envelope across one or more platforms, drawn site by site into single-asset vehicles as each scheme qualifies against agreed criteria. Capital never pools; each site stands on its own appraisal, and the partner has right of first refusal on the next one.

We also work deal by deal, with the capital partner taking the LP economics and Yeats as developer-GP, co-investing at the GP level. We don't take blind-pool money. Every commitment is for a specific scheme or a defined programme.

Co-investment

Direct positions, by introduction.

Selected co-investment at the scheme level for qualified investors with established experience in UK commercial real estate. Yeats manages the process end to end: NDA, suitability, dataroom, structuring, subscription. Minimum bite size and structure vary by scheme. No fund vehicle, no blind pool — every position is in a named scheme you have reviewed under NDA.

Lenders

Senior and stretch positions on consented, de-risked stock.

Development debt is senior secured against the scheme, typically 55–70% loan-to-cost depending on platform and pre-let position, with stretch senior and mezzanine alongside where the structure benefits. Completed, let assets run conventional investment loans against valuation.

Lenders get monthly drawdown reporting signed off by our cost consultants and project managers, quarterly covenant reporting and audited SPV accounts — the same dataroom and the same updates our equity partners see.

The wider pipeline

The active appraisal pipeline across all four platforms is shared with capital partners under NDA.
