Boxroom
The most consistent UK real estate income-class of the last decade, still without a consumer brand.
Boxroom is built to be that brand.
01 · Self storage
Box it. Drop it. Done.
Boxroom is the Yeats self-storage brand: a consumer brand in a category that has never had one. Purpose-built stores on roads people drive every day, designed and run to our own specification from the first day of trading. The building is the billboard; the product is one people can name.
Boxroom® and the BOX|ROOM device are registered trade marks of Yeats Works Limited

Find a store. Pick a size. Book in minutes.
A storage brand that behaves like a consumer app: postcode search, a size guide that thinks in bedrooms rather than square feet, weekly terms, no deposit, and first pick of Boxes at opening for anyone who registers.

The brand
Four colours, two typefaces, one verb. A unit is a Box, a site is a Boxroom, the people who run it are Boxers, and customers box things rather than store them. No exclamation marks, no “solutions”, prices in plain English. The two-tone facade reads from a dual carriageway, which is the point: in a category of warehouses with logos, the building is the brand.
The market
UK self-storage stock per capita remains a fraction of the US benchmark, and well below mature European markets.
The investment case
Structural undersupply
Smaller homes, household formation, hybrid working and small-business demand keep pushing utilisation into a market that has never built enough space. The supply gap is structural, not cyclical.
Income resilience
The sector has held occupancy and pricing through the last two recessions better than any other commercial real estate class. Storage income behaves like infrastructure, not like retail.
The brand is the moat
UK self storage is generic warehouses with logos. A store that reads from a dual carriageway, a product people can name, and a booking flow built for phones are the whitespace Boxroom occupies.

How we execute
What we do differently.
Sites of 60,000 to 120,000 sq ft in London, the Home Counties and the South East — retail warehouses, industrial units and roadside plots with the visibility the brand is designed for.
Underwriting works backwards from achievable rents, not optimistic ramp curves; utilisation is modelled conservatively and stress-tested against extended lease-up.
Acquired through the Yeats programme, with site acquisition, development and capital held by the group and the brand and operations held by Boxroom.
In practice
Sites under NDA.
Sites are acquired through the Yeats programme and announced on exchange. The appraisal pipeline is shared with capital partners under NDA.
