Yeats Edge

Power is the new planning permission.

Inference wants to sit near people, in 5 to 20 MW halls, and Britain cannot connect new load at that scale this decade. Yeats Edge starts from the buildings that already can.

Yeats Edge

Yeats owns and powers the building. The operator brings the compute.

AI is moving from training in a few remote campuses to inference everywhere a model is used, and inference wants to sit near people. Britain cannot connect new load at that scale this decade. Thousands of buildings are already wired for loads they no longer draw. Yeats Edge buys them, proves the power, and leases them to the operators who run the compute.

The GB power schedule · Yeats OS

72,128 buildings, every network area, scored before anyone visits.

Each dot is a real building on the schedule, placed from the live data. Every one is scored against spare substation capacity, flood risk, planning history and ownership, refreshed monthly. It is how Edge finds buildings before they are marketed, and why its site list is not published.

The brand

Edge is a Yeats platform and wears the Yeats colours: the mark is the word with speed lines, teal running to green. Power is the whole thesis, so every number it uses is labelled by how well it is known, and everything numeric lives in the pack, under NDA, not on a website.

The market

The constraint on compute in Britain is no longer land or planning. It is an agreed grid connection, and the queue for new ones runs past 2030.

The investment case

01

Power is the planning permission

A building with a confirmed import capacity it no longer uses is worth more as powered space than as what it was built for. Contact centres, print works, exchanges and process buildings all qualify. Housing does not.

02

Inference, not training

Training clusters chase gigawatts in the wilderness. Inference serves live users and wants to be within a few milliseconds of them, in many smaller halls. That is a real estate problem before it is a technology one.

03

Below the threshold

Sites under 40 MW sit below the regime that now charges for transmission impact. A portfolio of existing connections at 5 to 20 MW each is faster to deliver and simpler to hold than one campus.

How we execute

What we do differently.

01

Every capacity figure is labelled confirmed, indicated or assumed, and nothing is presented as confirmed without the network operator's letter. The pitch lives or dies on this.

02

Yeats OS screens 72,000 buildings across every network area in Great Britain against spare substation capacity, flood risk, planning history and ownership — before anyone visits a site.

03

The lease is operator-pays: Yeats secures the building and its supply and does the enabling works; the operator fits out and runs the compute. The group holds the land and the power.
