The group
Yeats is the parent: land, capital and the development platform. Each operating business is run on its own terms. Investment conversations happen here and nowhere else.
Structure
Holding company
Yeats Holdings Limited
Operating company · trading as Yeats
Yeats Works Limited. Land assembly, planning, construction delivery, capital partnerships. Holds the trade marks and the operating system. The company that signs.
The trade
Every platform shares one trade. Yeats buys land or buildings that Britain has stopped using — a derelict engine factory, a retail warehouse on a dual carriageway, a contact centre with a grid connection it no longer needs — and builds a branded operating business on it. The business earns income under its own name. The land beneath it is worth more because of what now stands on it.
Boxroom does this with self storage, Works with industrial and business parks, Yeats Edge with powered buildings for AI inference, and Yeats Restart, the special-situations arm, with the stalled and broken buildings the three can take on. Three brands, one holding company, one operating system.
Backing
Nimol, the personal investment vehicle of Niall Molloy — who has delivered over £1 billion of large London office schemes and founded Echelon Data Centres — is Yeats's established joint-venture partner. Together we have assembled a £250m+ development portfolio, and Nimol has committed £100m to the growth of the parks platform.
Delivery partners of long standing: Belshaws on project management, CSA on cost, Mountford Pigott on architecture.
