About

Three brands. One accountable team.

Yeats deploys capital into UK real estate the way an owner does: one team accountable from land assembly to stabilised income, platform by platform.

The firm

A developer that behaves like an owner.

Yeats is a land and capital group with offices in London and New York, working across the UK. We buy land and buildings Britain has stopped using and build branded operating businesses on them: Boxroom for self storage, Works for industrial and parks, Yeats Edge for powered buildings. Yeats Restart, the special-situations arm, buys the stalled and broken buildings the three can take on. The operating company, Yeats Works Limited, is wholly owned by Yeats Holdings Limited; "Yeats" is a registered trade mark.

Our edge began as construction intelligence: because we understand what it costs to build, we underwrite with precision and manage risk from day one. It now runs on data as well. Yeats OS, the operating system we built for ourselves, screens sites before we visit them and runs the routine so a small team can run four businesses. We don't just develop sites; we interrogate them first.

We are deliberately small. Sourcing, underwriting, planning, construction oversight, and capital relationships sit with a single team. Delivery is outsourced to specialist partners who we treat as long-term collaborators rather than per-project vendors. Together with Nimol, our long-standing equity partner, we have assembled a £250m+ development portfolio.

Core values

Always Agile

We work cleverly to maximise our output whilst adapting to new challenges. Keeping a keen eye on the market also means we're one step ahead in finding new projects and uncovering sites with great potential.

Cutting Edge

If there's a better way of doing things, we do it. We use Modern Methods of Construction and adopt new technologies to complete projects with the highest efficiency.

Fully Committed

We believe accountability is key to building trust. We see through all of our projects with our core team from start to finish so investors and businesses can feel comfortable in knowing exactly who they're working with.

The model

One underwriting standard, three brands.

We deploy through three brands — Boxroom, Works and Yeats Edge — and Yeats Restart for special situations, with hotels and residential as the track record that taught us the trade. Each platform has its own thesis but the underwriting discipline is the same.

We take development risk only where we can clearly model the income. Where we can't, we partner pre-let, work to a named occupier requirement, or step back. The consequence is a smaller pipeline than we could have, and far fewer write-downs than the market.

Capital comes from institutional LPs, JV partners, and a small group of long-term private investors. We don't manage external funds or take blind-pool money — every commitment is for a specific deal or a defined programmatic envelope.

The approach

We front-load risk so our partners can invest with confidence.

If our approach maps to your mandate, we'd like to talk.
