How we operate

A small team, running three brands, on a system built for the job.

Yeats OS is the deal-lifecycle platform the group wrote for itself. It is why a lean, senior team can source, underwrite and run storage, parks, powered buildings and distressed assets at once.

underwriting standard, with evidence gates a deal cannot skip

The system

One kernel. A pack for each brand.

Every deal in the group — a self-storage store, a business park, a powered building, a restart position — moves through the same staged pipeline in Yeats OS. Each platform has its own stage pack with its own gates: a Works park is not “consented” until the decision notice is on file; an Edge site is not “powered” until the network operator's letter is. A manual tick cannot satisfy an evidence gate.

The same system holds the contacts, the documents, the appraisals, the lettings pipeline and the books. The team works from one screen and so do the agents.

Principles

01

We interrogate sites before we buy them.

Planning history, flood risk, ground, utilities, access and demand are checked by the system before a visit. The checks that used to take a fortnight of phone calls now take the time it takes to open a screen.

02

Power is the new planning.

For Yeats Edge the first question is not what can be built but what can be connected. The GB power schedule scores every candidate building against the network operator's published headroom and labels every capacity figure confirmed, indicated or assumed.

03

The system does the chasing.

Occupier enquiries get answered and followed up. Lead sequences run. Lease events and invoices are flagged before they are missed. Every outbound action is approved by a person; nothing is sent on autopilot.

04

Partners see what we see.

A capital partner's view of a deal is the same brief the team works from: stage, key dates, activity, documents. No quarterly PDF assembled by hand.

What the screen finds

A print works with its own substation, a mile from a city centre. The kind of building nobody is marketing and the schedule flags first.

Where it leads

The power schedule is the front door to Edge.

The schedule that scores 72,000 buildings for spare power is the sourcing engine for Yeats Edge. It is how the platform finds buildings before they are marketed, and why its site list is not published. The Edge platform →
