John O'Neill, founder and Managing Director of Yeats

Background

Operator-led, not committee-led.

John founded Yeats after years working across retail, shop fitting and construction — building an understanding of the industry from the ground up before moving into development. That hands-on background informs the way Yeats operates: close attention to cost, a practical approach to delivery, and a belief that good development creates value for everyone involved — investors, occupiers and communities.

It is an operator-led model: the MD does the underwriting and stays in the deal through delivery and exit. The firms that compound returns through cycles are the ones where the people sourcing the deals are the same people who live with them — Yeats is built to that pattern.

Today Yeats spans industrial and logistics parks, self storage, hotels and residential schemes, with a £250m+ development portfolio managed in partnership with Nimol.

Approach

Long view, short list.

A short list of sectors, a small team, long-term partnerships with delivery specialists, and capital relationships built over years rather than for any single transaction. The view that real estate rewards consistency more than it rewards cleverness.

In practice

The MD does the underwriting and stays in the deal through delivery and exit.
